We performed an end of tenancy cleaning service last week and after the job was signed off and payment exchanged, we went on our merry way….

The occasion turned sour when a few days later the tenant called me in a state of shock saying that His Landlord was deducting £1400 from his deposit to fix up a mould problem that had surfaced on all the internal walls of the flat. Now, I had noticed the very bad mould on the walls but due to this being a decorating issue and not a cleaning issue I thought nothing of it.

After further discussion with the tenant, He told me that this mould had already surfaced once before during his tenancy and that the landlord had got decorators to come in and sort out the problem. So what is the problem and why is He going to have a tough time trying to fight to get this money back?

1. He only reported this mould problem a few weeks before his tenancy was coming to an end.
2. Although someone from the Managing Agent did visit to inspect the problem, nothing was done to rectify it.
3. No emails, letters or photo’s were submitted to the Managing Agent as proof of reporting this mould problem.

Please, Please, Please I cannot reinforce this point any clearer: Make sure you leave a paper trail of any issues arising in your property during your tenancy.
